When i look at sites I wonder why we have street setbacks. If a house is built on an intersecting road site the only necessity is that the house be setback from it's subdivision allotment plan. But this may mean the house can be built closer to it's adjacent road which may be busier.

Notwithstanding that we have tried to create a lifestyle where we can park our car off the street. I think we seriously need to create density regions where regions should have its own regulations on setbacks because of proximity to the CBD. This has the added benefit of using existing infrastructure which requires maintenance anyway and can be upgraded.
cheers
